The developer’s balance statement: what it is and why to ask for it before buying a resale unit

21 Oct 2026

A balance statement is a document the developer itself issues for one unit, showing its financial position on the date it was issued. It is the most important paper before buying any resale unit on installments, because it comes from the developer, not the seller.

What does it show?

  • The total contract value of the unit.
  • What has been paid so far: the down payment and installments.
  • What remains to the developer, how many installments and when.
  • Arrears, if any, and any penalties on them.
  • Sometimes the delivery payment and maintenance deposit due.

Why ask for it?

Because every figure you agree on rests on it: what you pay the seller is what they really paid, and the installments you continue are what really remains. Undeclared arrears could fall on you after the transfer if they do not show before it.

The simple rule: any figure not written in the balance statement does not exist until the developer confirms it.

How to get it

The seller asks the developer’s customer service for it, since the unit is theirs. Each developer has its own way: a visit, a written request or its app. It may take a few days.

What to check in it

  1. The owner’s name is the seller’s.
  2. What was paid matches the receipts you saw.
  3. What remains matches the listing.
  4. Whether there are arrears.
  5. The issue date; an old statement may miss the latest installment.
