The developer’s administrative fee on a unit transfer: who pays it and when

21 Oct 2026

When an installment unit is transferred, most developers charge an administrative fee to move the contract from the seller’s name to the buyer’s. This fee is paid to the developer directly; it is not the seller’s and not the platform’s.

How much is it?

It differs from one developer to another, sometimes from one project to another. Some charge a share of the contract value, some a fixed amount, some tie it to how much has been paid. So:

  • Ask the developer in writing for the fee on that very unit before you agree.
  • Read the transfer clause in the contract; it may state the fee or the conditions.
  • If the amount is not confirmed, treat it as an estimate until the developer confirms it.

On tanazzol.com, when the developer’s fee is not known for certain, the unit page shows it clearly as estimated, never as zero.

Who bears it?

The seller and the buyer agree on it, in one of three ways:

  1. The buyer pays all of it.
  2. The seller pays all of it.
  3. They split it.

Each unit page says who bears it, and the buyer’s share is part of the amount due now.

When is it paid?

Usually at the signing at the developer’s, the day the contract moves to the buyer. Before that, the developer usually asks for any overdue installments to be settled.

Other conditions a developer may set

Before agreeing on any unit, ask the developer for a balance statement and the administrative fee in writing. Our developer pages show what we have confirmed about their terms.
