Terms and Conditions
Last updated: 20 Oct 2026
These terms govern your use of tanazzol.com through the website tanazzol.com and the mobile app. By using the platform, creating an account or submitting any request, you confirm that you have read and accepted these terms and the Privacy Policy. If you do not accept them, please do not use the platform. The Arabic version of these terms prevails in case of any difference in interpretation.
1. Definitions
- The platform: the tanazzol.com website and app, operated by the tanazzol.com company.
- Unit: a property contracted on installments with a real-estate developer.
- Developer: the company that owns the project and holds the unit's contract with the seller.
- Seller: the person who holds the unit's contract with the developer, or their legal representative, and lists it on the platform.
- Buyer: anyone who requests a listed unit or registers a budget with the platform.
- Transfer: moving the unit's contract from the seller to the buyer at the developer, under the developer's procedures and fees.
- Contract value: the unit's total price in its contract with the developer — what has been paid plus what remains.
- Fee: what the platform charges for its services, under section 8.
2. The service and the platform's role
tanazzol.com is a platform that connects owners of installment units who want to transfer them with buyers, reviews a unit's documents before it is listed, and follows the transfer through to completion at the developer.
- The platform is not a party to the unit's contract or to the transfer agreement between seller and buyer, is not a real-estate broker selling on its own account, and does not represent or act for the developer.
- The platform does not receive the unit's price or any amount owed between seller and buyer or to the developer. Those amounts are paid directly between the parties concerned when signing at the developer.
- Completing a transfer depends on the developer's approval, procedures and fees, which are outside the platform's control.
- Nothing shown on the platform is legal or financial advice. We recommend consulting someone you trust before signing.
3. Eligibility and your account
- To list or request a unit you must have full legal capacity to contract, or be the legal representative of someone who has.
- You must provide accurate, up-to-date details: your name, mobile number and email. The platform may verify the number or the address with a code sent to you.
- Your account is personal. You are responsible for keeping access to it secure and for everything done through it, and must tell us as soon as you learn of any unauthorised use.
- One account per person. An account may not be opened by impersonating someone else or with their details.
4. The “no premium” rule
The platform rests on one rule: what the buyer pays the seller does not exceed what the seller paid the developer for the unit, as shown by receipts.
- The seller confirms they will not ask the buyer, on or off the platform, for any amount above that under any name.
- A seller may choose to give up part of the amount owed to them.
- The platform may reject or hide any unit that breaks this rule and suspend the account concerned.
5. The seller's obligations
- Owners only: listing is for the person contracted with the developer or their legal representative, and nobody else. The platform may suspend any account shown to be listing units as a broker.
- Accurate details and documents: the seller confirms that the unit's details and figures are correct, and that the documents uploaded (the contract, payment receipts, national ID, and the developer's balance statement where there is one) are genuine and issued by those named on them, and bears sole responsibility for any incorrect statement or document.
- Standing of the unit: the seller must disclose any arrears, dispute or restriction on the unit that prevents or affects its transfer.
- Keeping figures current: the seller must confirm or update the unit's figures with every installment paid. After 30 days without confirmation the figures are treated as needing an update, and after 45 days the unit is hidden until they are confirmed.
- Notice: the seller must tell the platform at once if they dispose of the unit, cancel its contract, or no longer wish to transfer it.
- Cooperation: the seller must cooperate with the platform's team through the steps of the transfer, including requesting the balance statement from the developer and attending the signing appointment.
6. Document review and listing
- No unit is listed before the platform's team has reviewed its documents and matched its figures. A request may be submitted before the documents are complete, provided they are completed before listing.
- The platform may ask for further documents or clarification, and may decline to list any unit, hide it or withdraw it, at its discretion.
- The review is carried out on the documents the seller provides, and is confirmed before signing by an official balance statement from the developer. It is not a guarantee by the platform of the documents' authenticity, of the unit's standing with the developer, or of the developer's approval of the transfer.
- A unit's photos are processed before listing: location and device data are removed and the platform's mark is added.
- The seller's documents and contact details are never published on the website or the app.
7. The buyer's obligations and requesting a unit
- Requesting a unit does not oblige the buyer to buy and does not reserve it. The buyer pays the platform nothing when submitting a request.
- Before a request is submitted the buyer is shown the fee as a rate and an amount, and the request is accepted only with their consent to it. That consent and its time are recorded.
- The buyer must act in good faith and give accurate information about themselves and, when asked, about their ability to pay.
- The platform may limit the number of open requests a buyer has, and may close a request when the buyer cannot be reached or proves not to be serious.
- A unit leaves the listings when a deal is opened on it. A preliminary agreement on one unit closes the buyer's open requests on others.
8. The fee
- The buyer pays tanazzol.com a fee of 1% of the contract value + VAT, once, when the transfer is officially completed at the developer. The seller pays the platform no fee.
- The fee is calculated at the rate the buyer consented to when submitting their request, and no later change to the published rate alters it.
- If the transfer does not go through for any reason, no fee is owed.
- The fee is owed in full if the unit is transferred to a buyer who came to know of it, or of its seller, through the platform — whether the procedure is completed with the platform's team or outside it — within twelve months of the date of their request.
- The platform issues an invoice for the fee when it falls due, payable by the means stated on it.
9. Completing the transfer at the developer
- A deal goes through steps followed by the platform's team: a balance statement from the developer, then a signing appointment, then signing and transfer at the developer, then payment of the fee.
- The developer's transfer fee is set by the developer and paid to the developer directly, not to the platform. It is borne by the party named on the unit's page. Where the developer has not declared it, an estimate is shown and marked as such.
- Any overdue installment or amount on the unit is settled before the transfer. If an installment falls due before signing, the parties agree during the deal's steps who pays it, and it is credited to whoever pays in the cash amount.
- After the transfer the buyer owes the developer the remaining installments and payments under the unit's contract; the platform has no part in those obligations.
- Either party may withdraw before signing at the developer. The platform may cancel a deal that cannot be completed, in which case the unit returns to the listings if it still qualifies.
10. Budgets, alerts and favourites
- A buyer may register a budget and what they are looking for. By registering it they agree that their request is shown to sellers by its budget and specifications only, without their name or number, and that the platform's team may contact them about units that fit.
- A user may save searches to be told of new units that match them, and may delete them at any time.
11. Accuracy of figures and estimates
- Displayed figures are based on the seller's documents after review, together with the date of the last update. Before signing they are confirmed against an official balance statement from the developer, which prevails in case of any difference.
- The market price, the estimated gain, the equivalent monthly installment and any value marked as an estimate are indicative only, and are not a promise or guarantee of any return or value.
- The delivery date and the project's specifications are the developer's responsibility under the unit's contract.
12. Communication between the parties
- Communication between seller and buyer goes through the platform's team until signing, and neither party's contact details are shown to the other on the website or the app.
- You agree that the platform's team may contact you by phone, WhatsApp, email or app notifications about your account, requests and units.
- The platform may record a summary of that communication in the record of the request or unit.
13. Content and intellectual property
- The platform's name, mark, design, software and texts belong to it and may not be copied or used without written permission.
- The seller keeps their rights in the unit's photos and details, and grants the platform a non-exclusive, royalty-free licence to use, process and display them on the website and app and in marketing the unit — including advertising, social networks and search engines — for as long as the unit is listed.
- The user confirms they have the right to everything they upload and that it does not infringe anyone else's rights.
- Reviews a user writes after a completed transfer may be published with their name and city once checked, and they may ask for them to be removed.
14. Prohibited use
Users must not:
- provide false or misleading details or documents;
- list a unit they have no right to transfer, or list as a broker;
- ask for or pay any amount above the listed amount in breach of the “no premium” rule;
- circumvent the platform to complete a transfer without paying the fee owed;
- collect data from the platform or its users by automated means, or attempt to breach it, disrupt it or bypass its safeguards;
- use the platform for any purpose that breaks the laws in force in the Arab Republic of Egypt.
15. Suspension and closing an account
- You may delete your account at any time from “My details” on the website or “Settings” in the app. Deleting it withdraws your listed units and closes the open requests on them, as set out in the Privacy Policy.
- The platform may disable any account or hide any unit for a breach of these terms, or on serious suspicion of fraud or misuse. The account holder is told the reason when they try to sign in, where one was given.
- Closing an account does not affect any obligation that arose before it, including a fee owed.
16. Limits of liability
- The platform takes reasonable care in reviewing documents and following deals. It does not guarantee that any transfer will be completed, that the developer will approve it, or that either party will perform its obligations to the other.
- The platform is not liable for loss arising from incorrect details or documents provided by a user, from the developer's acts, decisions or delays, or from any agreement the parties make outside the platform.
- The platform is provided “as is”. We do not guarantee that it will be free of interruption or error, and we work to fix what we learn of as soon as we can.
- In all cases, and to the extent the law allows, the platform's liability to any user does not exceed the fee it collected from that user for the deal the claim concerns. This limit does not apply to anything the law does not allow to be excluded, such as fraud and gross negligence.
17. Indemnity
The user shall compensate the platform for any claim, loss or expense arising from their breach of these terms, from any incorrect details or documents they provided, or from their infringement of anyone else's rights.
18. The mobile app
- These terms apply to the app as they do to the website, in addition to the terms of the store you downloaded it from.
- Notifications are optional; you may switch them off or choose their kinds in the app's or the phone's settings. Offer notifications are sent only to those who chose to receive them.
- We may require a minimum version of the app to keep the service safe and sound.
19. Electronic records
You agree that the platform's electronic records — including your consent to the fee and its time, and the details and requests you submit — are valid evidence between you and the platform under the Egyptian laws governing electronic signatures and documents.
20. Changes to these terms
The platform may change these terms. A change is published on this page with its date and applies from publication to requests made after it. Continuing to use the platform after publication is acceptance of it. A change does not affect the fee you consented to in an existing request.
21. Governing law and disputes
These terms are governed by the laws of the Arab Republic of Egypt. The parties will try to settle any dispute amicably within thirty days of one notifying the other of it in writing. Failing that, the courts of Cairo have jurisdiction, without prejudice to the rights the law gives consumers.
22. General
- If any provision of these terms is held invalid, the rest remain in force.
- The platform not exercising a right at any time is not a waiver of it.
- The Arabic text prevails in case of any difference in interpretation from any translation.
