Resale apartments on installments in Egypt: what they are and how to buy one with no premium

A resale unit is one that someone bought from the developer and now sells, before finishing the payments or after delivery. When it is on installments, you do not pay its full price: you pay the seller what they have paid, then you continue the remaining installments to the developer at the old contract price.

Why can a resale on installments cost less than a new unit?

• The old contract price: developers raise prices every year; a resale keeps the price of its contract year.
• The same remaining installments: you continue the plan in the contract, without signing again at today’s price.
• A shorter wait: many resale units are close to delivery or already delivered.

Where the price goes up: the premium

On the usual market the seller asks for more than they paid, a premium («أوفر»). On tanazzol.com the rule is different: what you pay the seller equals exactly what they paid, with no premium.

What you actually pay

1. What the seller has paid so far (down payment and installments paid).
2. The developer’s administrative fee, if it was agreed that the buyer pays it.
3. Any overdue installments, settled before the transfer.
4. The platform’s commission, paid only when the transfer is completed.

Then you continue the remaining installments to the developer on their dates.

How to check before you pay

• Ask for the contract and the receipts, and match what was paid with what the seller says.
• Ask the developer for a balance statement, and do not rely on any figure it does not show.
• Ask the developer about its transfer conditions, such as the share that must be paid before a transfer and the administrative fee.
