Cancel or transfer? Running the numbers
11 Oct 2026
If you can’t keep up with your installments, you have two options: cancel the contract with the developer, or transfer the unit to someone who will continue the payments.
Cancelling: a deduction from the full unit price
Most developer contracts in Egypt include a termination clause that deducts 10% to 15% of the total unit price, not of what you have paid. The remainder is often refunded in installments, over the same period you paid.
Example
A unit priced at EGP 5,000,000, of which you have paid EGP 1,200,000:
| Cancel (10% deduction) | Transfer | |
|---|---|---|
| Deduction | 500,000 | 0 |
| You get back | 700,000 | 1,200,000 |
| When | Usually in installments | Cash at signing |
That is a EGP 500,000 difference in favour of the transfer, and you receive your money in one go.
When might cancelling make sense?
If the developer allows cancellation without a deduction in your case, or if the unit finds no buyer at all after a long time. Otherwise, a transfer is usually the better choice.
Before you decide
- Read the termination clause in your contract carefully; rates differ between developers.
- Ask the developer about its transfer fee and conditions.
- Try the cancel-or-transfer calculator with your own numbers.
